Buying Your Ideal Property in Spain with InmoBlaumar

The process of buying your ideal property is not difficult, it is just different to what you are used to. From the first time we meet we will make sure you are aware of all the legal & financial implications.
Costs.
Please remember that approximately 11% needs to be added to the advertised price of the property. 12% if you are buying with a mortgage due to extra notary & bank costs.
This is made up of 8% tax which is the similar to the Stamp Duty tax paid in the UK.
The remaining 3% covers the legal costs which includes solicitor fees, NIE number applications, opening bank accounts, mortgage applications, carrying out legal & debt checks against the property, notary and land registry fees and changing over the utility bills etc.
Payment Process & Completion Date.
Once we have found your ideal property you will need to pay a reservation deposit of €3,000.

This payment takes the property off of the market and confirms the price. At this stage we will send all the properties paperwork to your solicitor to carry out their checks. This usually takes 2 to 3 weeks. Once they are happy you may be required to pay a further 10% of the price and sign the purchase contract which includes all the property details, pricing and completion date.
The remaining monies are paid on the completion date at the local notary´s office. This is usually 1 to 3 months after paying the original €3,000. Both ourselves and your solicitor will be present unless you have given your solicitor written permission to sign for you (power of attorney). The property is then registered in your names and you are given the keys.
We can also help with builder´s quotes, applying for permissions, mortgage applications, purchasing furniture / furniture removals, insurances, internet / telephone connection and general day to day queries.
Once you have been given the keys we will accompany you to the property to make sure you know where everything is and how it works.
