Before we can list your property you must be able to give us copies of the documents listed below and we will visit your house, take photographs and discuss with you the features and benefits and give you an honest valuation based on what is currently selling in the market place.

We actually check the propertydocuments and highlight any irregularites that we can explain to you and resolve ourselves or we will suggest you speak to the solicitor you bought the property with. This prevents problems later once we have found your buyer and ensure the sale goes through as planned.

Our mission is to sell your property and this will only happen if the house is priced correctly. As we live in Huercal Overa ourselves and only list properties in this area we therefore have a very good idea of what a property will sell at.

By law we have to have a copy of the following documents so it is best that you arrange to have photocopies made before the visit. 

1.Escritura.

2. Recent Nota Simple available from the government office next to the Cafe Martos.

3. Recent Utility Bills.

4. IBI (rates) & Basura (rubbish) Bills

5. Building Licences and First Occupation Licence if relavant.

6. Plus any other relavant documents.

We both then sign a form which gives us your permission to sell your property and agrees the price.

Once you give us all the documents we can get your property listed on our website and in our window display with a couple of days.

We also work with a number of other trusted estate agents to widen our advertising power.

Even if you are not ready to sell just yet we can still visit you to give you a valuation and discuss the selling process.
